Revitalizing the Hill East neighborhood with sustainable and accessible residences

Park Kennedy is a 262-unit multifamily development with over 16,000 square feet of retail space located adjacent to the Stadium-Armory Metro station. Completed in 2021, it was one of the first new buildings in the Hill East waterfront neighborhood—an area gaining even more attention with the planned redevelopment of nearby RFK Stadium.

Building on a successful history of working with Donatelli Development and GTM Architects, SWA joined the project team to guide them in earning LEED v4 for Homes Multifamily Midrise Silver certification and achieving full compliance with federal and local accessibility standards.

SWA’s energy modeling and commissioning experts guided the design and construction teams in implementing high-performance systems that reduced energy use and improved indoor air quality. The firm’s sustainability consultants also led resident training sessions to ensure occupants could operate systems efficiently and maintain the building’s performance over time. Meanwhile, SWA’s accessibility team conducted detailed design reviews and field inspections to ensure compliance with the Fair Housing Act and other applicable accessibility regulations.

Park Kennedy stands as a model for sustainable urban development in Washington, DC. With SWA’s guidance, the project team delivered a high-performance, accessible building that acts as a gateway to the Hill East waterfront.

High-performance systems and other notable features

  • Heat Recovery Ventilation: This system continuously exhausts air from living spaces and saves energy needed to precondition incoming fresh air.
  • Single System for Space Heating and Hot Water: A First Co. Aquatherm Combo Heater unit provides both hot water and space heating by piping the hot water heater to an HVAC fan coil unit, reducing overall energy use for heating needs.
  • Healthy Materials: Low-emission insulation, flooring, paint, and other materials as well as high-efficiency MERV 10 HVAC filters were selected to create a better indoor air quality for residents from day one.
  • Water and Energy Efficiency: Units include low-flow plumbing fixtures to conserve water and ENERGY STAR appliances to reduce energy use.
  • EV Infrastructure: Four electric vehicle charging stations are available to residents to promote electric car use.
